Information We Collect

When you visit our website or submit a form, we may collect personal information including your name, email address, phone number, zip code, and home preferences. This information is provided voluntarily when you request a consultation, contact us, or subscribe to updates.

How We Use Your Information

We use the information you provide to:

  • Respond to your inquiries and consultation requests
  • Provide personalized home recommendations
  • Send follow-up communications about our homes and services (text-message marketing only if you separately opt in)
  • Improve our website and customer experience
  • Comply with legal obligations

Information Sharing

We do not sell, trade, or rent your personal information to third parties. We may share your name and contact information with trusted lending partners only when you have explicitly requested financing assistance; that sharing never includes your mobile opt-in, and we never share mobile numbers or messaging consent with anyone for their own marketing. We may also use service providers (for example, our website host, email provider, and phone system) that process information on our behalf and only as needed to operate our business. Our website also uses the Meta Pixel, which shares limited browsing information (such as pages visited) with Meta Platforms to measure and show our ads; see “Meta Pixel and Advertising” below.

This addendum is part of the Dream Starters LLC Privacy Policy at https://dreamstarterstx.com/privacy-policy. It explains what we do with your mobile phone number and your text messages. If anything in this addendum conflicts with the rest of our Privacy Policy, this addendum controls for mobile numbers and text messaging.

1. What We Collect

When you sign up for texts or text with us, we may collect and keep:

  • Your mobile phone number;
  • Your name and, if you gave it to us, your email address and mailing address;
  • The consent record itself — how you opted in (website form, paper guest card at the lot, verbal agreement on a phone call, or you texting us first), the date and time, and, for website forms, the page you used;
  • The content of the text messages you send us and we send you;
  • Message status information from our messaging provider and the carriers, such as whether a message was delivered or failed; and
  • Any keyword you send us, such as STOP, START, HELP, ALTO, AYUDA, or ESP.

2. Why We Use It

We use your mobile number and message history to:

  • Answer your questions and schedule lot visits and consultations;
  • Send you account updates about your home purchase (deposit, documents, contract signed, home ordered, build date, closing paperwork ready);
  • Coordinate delivery, set, installation, utility hookup, skirting, inspection, and your final walkthrough;
  • Handle warranty claims and service requests;
  • Send marketing messages only if you gave prior express written consent for them;
  • Keep proof of your consent and of any opt-out, so we can show we followed the law; and
  • Prevent fraud, protect our business, and meet legal and regulatory obligations, including those of the Texas Department of Housing and Community Affairs (TDHCA).

3. Your Mobile Information Is Not Sold or Shared for Marketing

SMS consent is not shared with third parties or affiliates.

No mobile information will be sold or shared with third parties or affiliates for marketing or promotional purposes.

We do not rent, sell, trade, or license your mobile phone number, your consent to receive texts, or the contents of your text messages to anyone for their own marketing. We do not add your number to any shared, rented, or purchased marketing list.

4. Who Can See Your Number

We share your mobile number only as far as needed to actually deliver the messages and run our business, and only with:

  • Our messaging and phone provider (RingCentral) and the wireless carriers, because they are the ones that transmit the message. They act as service providers and may use the information only to deliver messages and keep the service working.
  • Our own staff and contractors who need it to serve you — for example, a transport driver or set crew coordinating your delivery window. They may use it only for that job.
  • Government agencies, courts, or law enforcement, when the law requires it or a valid legal request compels it.
  • A successor, if our business is sold or merged, in which case the buyer must honor this addendum or get new consent.
  • A lender you ask us to send an application to. A financing application includes your phone number, so the lender will have it. We send it only at your request and only as part of that application, and we never pass along your consent to receive our texts.

Third-party lenders are a separate matter. If you ask us to send your information to a lender, we send what you authorize as part of your financing application. That is a lender referral you asked for, not a marketing transfer of your SMS consent. Once your information is with a lender, that lender's own privacy policy and its own messaging consent apply. Dream Starters is not a lender.

5. How Long We Keep It

  • Consent and opt-out records: at least four (4) years, which matches the federal Telephone Consumer Protection Act (TCPA) statute of limitations.
  • Opt-out (do-not-text) list: kept indefinitely, so we do not text you again by mistake.
  • Message content: kept as long as we need it for your purchase file, warranty and service history, and our legal and TDHCA recordkeeping obligations.

6. Your Choices

  • Stop all texts: reply STOP (or STOPALL, UNSUBSCRIBE, CANCEL, END, QUIT, or ALTO in Spanish) to any message.
  • Start again: reply START (or YES, UNSTOP).
  • Get help: reply HELP (or INFO, or AYUDA in Spanish).
  • Ask us directly: call (832) 284-9765 or email info@dreamstarterstx.com to opt out, change your number, ask what we have on file for you, or ask us to correct or delete it. We answer within 30 days. Even if you ask us to delete everything else, we keep a record of your opt-out so that we do not text you again by mistake.

We process opt-out requests as soon as our system receives them, normally within minutes, and in no case later than 10 business days.

Consent to texts is never a condition of purchase. You can say no, or stop at any time, and still buy a home, get financing referrals, and receive warranty and service help from us.

7. If Your Number Changes

Please tell us if your mobile number changes, is reassigned, or is disconnected. Carriers reassign numbers, and we do not want your private purchase and delivery information going to someone else. Call (832) 284-9765 or email info@dreamstarterstx.com.

8. Security

We keep mobile numbers and consent records in access-controlled business systems, and we limit access to staff who need it. No system is perfectly secure, so please do not send Social Security numbers, bank account numbers, or other sensitive financial information by text. If we need that information, we will give you a secure way to send it.

9. Children

Our text messaging program is for people 18 and older. We do not knowingly collect mobile numbers from children. If you believe a child's number was given to us, contact us and we will remove it.

Meta Pixel and Advertising

Our website uses the Meta Pixel, a tool from Meta Platforms (the company behind Facebook and Instagram). It helps us measure how well our ads work, such as how many people visit our site or send us a contact or consultation request after seeing an ad, and lets us show Dream Starters ads on Facebook and Instagram to people who have visited our website.

The pixel tells Meta which pages of our site you viewed and when you sent us a request. We do not send Meta your name, email address, phone number, or anything you type into our forms. Meta may set or read cookies in your browser and may combine this information with what it already knows about you, as described in Meta's Privacy Policy.

To control or opt out of ads based on your website visits, visit your Meta ad preferences (sign in to Facebook or Instagram, then open "Ad preferences"). You can also block or delete cookies in your browser settings; blocking third-party cookies stops the pixel from recognizing your browser.
